Happy Mountain Lodging welcomes you!
We invite you to visit and enjoy our beautiful mountain home.  The following information will help you plan your visit.
You, the guest, are responsible for knowing and following these rental policies.  We ask that you take time to read all of the following policies and procedures before signing your rental agreement.
From the time of your arrival, you have one hour to inspect your rental unit.  Please make sure everything is to your satisfaction.  If you find any conditions you need to report as unsatisfactory, do so at that time.  After the first hour, it is assumed that you are accepting the property “as is” and there will be no refunds or adjustments made to your bill for any reason.
OCCUPANCY:
The number of occupants is restricted to the number listed by order of local fire codes.  There must be at least one person that is 21 years of age or older on the premises at all times while children are present.  We reserve the right to refuse to rent to anyone under the age of 21 years old or student groups.
DAMAGE DEPOSITS:
You may be ask to post a refundable cash deposit at check-in.
 If there is a need for any extra or excessive cleaning upon your departure, you will be charged a minimum of $75.00 depending on the nature of the mess and/or damage.
 Any theft, vandalism or evidence of drug use will be reported to the police and followed by litigation.
 Any cabin that is left unsecured by the guest, resulting in items being damaged or stolen, will be the responsibility of the registered guest.  He/she will incur the cost of replacing items which are damaged or stolen.  Any lost or misplaced key will result in a $20.00 replacement fee.
 Any guest that we are forced to evict will forfeit all money paid and no credits will be issued.
 Please keep in mind there are neighbors.  Keep the noise levels to a minimum.  Quiet time is from. 11:00 PM until 8:00 AM.  Common courtesy is always appreciated.
 Absolutely no house parties or unsupervised large student groups.  If a large party is discovered in any of our rental units, the entire group will be required to leave.  No refunds will be given.  This is considered fraud and is prosecutable as “defrauding an innkeeper” in this state.
 USE OF ILLEGAL DRUGS OR POSSESSION OF ILLEGAL FIREARMS IS PROHIBITED AT THE RENTAL LODGE.  IF YOU ARE FOUND TO HAVE EITHER IN YOUR POSSESSION, YOU WILL BE ASKED TO LEAVE WITH NO MONEY REFUNDED AND YOU COUND FACE LOCAL PROSECUTION!
 We are sorry, but we currently do not allow pets.
 The lodge is a NON-SMOKING FACILITY.  Ashtrays are provided outside.
CHECK OUT:
Check out time is 11:00AM.  Please be prompt about checking out as we will have to prepare the lodge for other guests.  Our local telephone number is (606) 633-8013 or (606) 821-6611.
NO REFUNDS will be given for early departures (such as should you find it necessary to leave earlier than your reserved departure date), for any reason, including inclement weather and/or road conditions.
 
DEPARTURE CHECK LIST!  We hope that you enjoy your stay. However, in order to help us keep the lodge as nice for the next renter as it was for you, we ask that you please adhere to the following:
 Place all used towels, hand towels, wash cloths and bath mats in the hamper provided or in the bathtub.
 Put hot ashes or coals from your grill in the metal bucket provided to prevent fires. 
 Turn off all lights, unplug small appliances and set the heat at 60 degrees in the winter month’s summer and the air conditioners at 75 during the summer.
 Dispose of all leftover food from the refrigerator.
 Gather all garbage and place in the trash receptacles provided.
 It is not necessary to remake your beds.  Our housekeepers are required to change linens after each stay.
 Ensure all doors and windows are closed upon your departure.  Place the key in a visible location inside the lodge. 
RESPECT OUR OWNER’S PROPERTIES:
Our rental units are individually owned by people just like you.  We ask that you treat our property just as you would your own and leave no damage. If furniture needs to be rearranged, please make sure that it is placed back in the original arrangement.  Please be careful not to scratch the floors or furniture.
While we will make every effort to have your room ready on time, there could be a slight delay during PEAK SEASON – your patience is greatly appreciated.
 
INDEMNITY CLAUSE:
All of our rental properties are privately-owned units.  The registered renter agrees to indemnify the owner and Happy Mountain Lodging, for any damages to the premises which results from the renter’s occupancy (including furnishings and household items) or missing items.  The registered guest is the one who will be charged for any damages or theft that his/her group caused to the property.

BY SIGNING THIS LEGAL & BINDING CONTRACT, I UNDERSTAND & AGREE TO THE FOLLOWING CLAUSE:
Neither the owner nor Happy Mountain Lodging and its affiliates will be responsible for any accidents or injuries whatsoever to any guests or for loss of money or valuables of any kind.  The registered guest assumes full responsibility for any and all damages that his/her group causes, excessive cleaning charges for problems caused by his/her group, or for any items found to be missing after his/her group’s visit, including linens and towels.  By accepting this reservation, it is agreed that all guests of the registered renter are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.  Please read the departure instructions in the rental unit.
